What to Expect From the Plumbing in an Older Miami Home

A lot of the homes we work on around Miami were built well before the materials we use today were standard. The plumbing in them is often original, and each of those older materials fails in a predictable way.

Galvanized steel supply pipe is the first. It was standard for decades, and it corrodes from the inside out. The zinc coating wears away, rust builds up on the interior wall, and the opening narrows year by year. Homeowners usually describe it as pressure that has gotten worse gradually, or hot water that trickles while cold runs fine. By the time you notice, the interior of that pipe can be nearly closed. Adding a pressure booster to a corroded line treats the symptom and leaves the cause; the pipe needs replacing.

Cast iron drain lines are the second. They last a long time but corrode and scale on the inside, and the rough interior catches everything that passes through. Sections eventually crack or the bottom of the pipe rusts out entirely. The warning signs are repeated slow drains in the same part of the house, and sometimes a sewage smell that has no obvious source.

Clay sewer laterals are the third and the most common big-ticket repair we see. Clay pipe was laid in short sections with joints between them, and mature trees find those joints. Roots enter looking for water, then thicken and crack the pipe or push the sections out of alignment. The pattern is unmistakable: the line backs up, gets cleared, works fine for a few months, then backs up again. Each clearing cuts the roots back without addressing the break letting them in.

There's also the plumbing that isn't original but was done badly. Mixed metals connected without the right fitting corrode fast at the joint. Drain lines run with insufficient slope, or none, hold water and solids instead of carrying them away. Vents that were capped during a remodel make fixtures gurgle and drain slowly no matter how many times the line is cleared.

None of this means an older home needs to be repiped tomorrow. It means the symptoms are worth taking seriously rather than living around. Pressure that keeps dropping, drains that keep slowing, and backups that keep returning are all telling you something specific about what's behind the wall or under the yard.
